I'm not too familiar with the market up there where your at but almost 80% of people under the age of 30 ova here are buying condos for a few reasons. Conventient. New developments, customizable. Half the price of a home, and they're everywhere. In chicago every thing is flipping and becoming a condo. It's not a renters market no more. There are for rent signs all over now and no one is renting. Why pay $900 rent when you can own your own condo and build equity for 300 bucks more. Not having to worry about a land lord or what not.

So tell me more about teh average price of a condo/single family home up there in canada.

Care to elaborate? Ill give you an example. Average condo here in good condition in descent/good neighborhood wil run ya about 250-300k

average home in same condition will be 550-600k

i would never pay for rent, its a waste of money.  i would rather pay that money towards my mortgage.  i personally dont like living in a building thats y i dont prefer condominium, i would rather start off with a town house, and then work my way up.  U never loose in owning land.  the price of land always goes up.

Another reason i prefer house over condo is that the value of a house increases more then that of a condo.

where i live, jane and rutherford, their building a new condominium build starting @ 199,000 and going all the way up to 1 million.. mind u the 199k is only a studio condo. which is small!!!

I bought a house recently. But not for personal use, just as a business investment. Gotta thank my parents though for cosigning the mortage since I can't even imagine a bank giving a 20 yr old a mortage...lol

Its rented out so I can't use it for parties and whatnot...but its all good :) When the mortage is paid, PARTY TIME!

Yeah thats a good move, but goin back to what you were saying malka on how land value goes up. Well condos appreciate as fast as homes within the same neighborhood. Say for example you got a condo and a home both within 2 blocks. They will both appreciate about the same percentage and actually maybe the condo will slightly increase even more due to it being a hot item. I dont know how things are in canada but condos are hot ova here right now. Over by gold coast neighborhood which happens to be one of the most expensive area codes of a city in the midwest which also happens to be one of my markets cause thats where our office is at, condos start at 300k and go well over 2 million. The penthouses are ridiculous. I once did an open house for a tiny condo in downtown and it was going for about 450 k!! it was smaller than my living room. Ridiculous if you ask me.

A condo is also buying a piece of land. So it goes up also just like a regular home.

There are just way too many condo's going up in Toronto to make their value apprecaite at a high rate. Because interest rates are so low in Canada, the hottest item to date is to buy your own House. Houses have sky rocketed and are still doing so.

My house has doubled in value in 10 years and my neighbourhood has a high crime rate.

Houses are the best investment move. But be weary. The market WILL crash! Interest rates have to rise within the next 2-3 months and thus bringing the amount of buyers down.

Fewer buyers = lower demand = more houses on the market = lower prices = more investment buyers = more renters than owners

Thats when I'm gonna jump full steam into the market!

If you think about it, when you buy a house for a higher interest, if its being rented out for lets say 1500 and your mortage payements are 1000 per month, thats a $500 profit in you pocket.

BUT! That other $1000 you paid for your mortage IS STILL YOURS! The tennants are paying your rent. When you sell your house, you get that $1000 back plus more if the land has appreciated in value.

Now, with the rent, you can actually double your mortage payments (if you can afford it) and you pay an additional $1000 from your pocket. Now the house will be yours twice as fast as it would if you didn't have a tennant.

They say the bubble will burst or the market will crash. Thats wrong. The bubble doesnt burst, it just lets out some air gradually. And the market doesnt crash all at once it slows down. Because you know it aswell as I do. People will always be buying and selling homes. Its like food, everyone needs a home so when they say ohh the market will crash and were doomed , thats a bunch of bologna. And yes interest rates have gone up this past month but they go up very slowly to confom with the rising cost of goods which is normal. 10 years ago interes rates were almost double they are now. Its not a big deal if tey even go up 3 more points. However I will tell you this, people need to stop buyin property and tryin to flip it real fast and think its like winning the lotto. Theyre f*ckin it up for everyone els eand driving home prices sky rocket. so when thet happens the fed has no choice but to raise the interest rate to slow down inflation on the home market cause some ppl think its the quickest way to make a buck.

Thats right, but heres why I think the market will Crash instead of slow down.

How big is your countries deficit? When Bush leaves power, the next in line has to make major reforms to try to reduce the nations debt! These include major cutbacks and possible tax hikes. When that happens, your market will in fact dramitcally slow down.

As the saying goes up here in Canada, when the US sneezes, Canada catches a cold.

Meaning, when something minor happens in the US, it affects Canada two fold (in terms of economical issues). Which is why Canada is trying to expand its trading market to China and the Pacific rim since it can't heavily rely on one nation for its imports and exports.

You're right about the deflating of the market but every few years, a crash comes. Its been too long without a major setback. Something will have to give and unfortunatly it'll be our pockets. I hope I'm wrong in saying that the market will crash, but all signs point to it.

I'm still gonna stand by my theory that it will gradually slow down. I might be wrong I might be right, but I think I might have the advantage being a realtor and from what i'm hearing at our meetings and talking to fellow agents. It could be that i'm wrong and its something i dont want to believe cause it will effect my career but only time will tell my friend. Ill keep you updated in the next few years to see who was close.

You're a realtor? Nice! Khina I took the course....but got so sick of the laws and all the reading, I just stopped. I'm now in the buy and sell houses market. The same market thats driving you crazy yet making you richer ;)

Hey I'll be doing that buy/sell investments soon to my friend. But some people are just flat out ridiculous. They buy a piece of property for say 500k in july, they fix up the windows and put in a new coat of paint and in september they wanna sell it for 650k!! You know what happens then with all the houses around that one. When a realtor starts to do a comparative market analysis and sees 3629 w argyle for 650k the client will be liek how come i cant sell 3627 for 650k too?? even though its really worth like 500-525k. you see what im saying. even mayor daley got on tv and started ranting about those kinda people. theyre makin it less affordable for ppl to own a home.

For such a serious topic, its a shame u put a lame title because those who really wish to discuss real estate won't know this thread exists.

Anyhow my personal point of view says some markets will see double digit depreciation during the period of jan1/06-jan1/07.... like houses/condos will drop anywhere from 10-20%. But that's only in the regions that don't have a very diversified employment base. What I mean by that is say there is a steel mill in your city, or a ford plant or whatever. Jobs slow in that area, and suddenly everyone is selling. Homes will easily drop 20% in an area like that. No Jobs = Depreciation of Homes.

Areas like california where I live, it will be touch and go. Depending if you live in a good neighborhood or bad neighborhood, or if the neighborhood takes a turn for the worse... I think prices will remain the same or drop 5-10% witin a 1 yr period. Again, jobs are going to be the driving factor.

Specifically my smaller area which is in the Santa Clarita valley, part of Los Angeles county.... I think it will fair well. I don't see depreciation here, but I don't think homes are going to go up for at least another 2 yrs or so. This area here has just boomed, job growth here is leading the entire Los Angeles county. Being close to Los Angeles means you have a huge diversity of jobs --- there's the jewelry district, financial district, garment/fashion district, movie industry, etc, etc, etc... Los Angeles as a whole is one of those major cities like New York, Chicago, etc that pretty much RUN the entire nation. Major banks have high rises, insurnace companies, like I mentioned with all the various industries, etc... So job losses are not as likely to occur here as other parts of the country.

The areas in southern cali that boomed like crazy as far as price but really don't deserve it in my opinion is a lot of the property in orange country... or some in the valley area of Van Nuys, Encino, Tarzana, etc.. and other communities like them with older homes that are getting more and more rundown due to (and I'm sad to say) higher crime rates due to increasing minority populations. Once peaceful lovely neighborhoods all have gone to crap. I don't want to turn this into a debate about illegal immigrants or minorities, etc. But the fact is they struggle to buy a home, 90% of their income goes to paying for their mortgage and they pack in like 10 ppl into 1 house and let the repairs/appearance of the home go down the tubes thus destroying the whole neighborhood, and it's really very sad.

Luckily I bought my home in the Santa Clarita valley, so I'm hoping I will fair well against the rest of Los Angeles country if the housing market turns.
